Fee fields are blank on purpose: enter figures from your own quotes, since charges vary by transaction. The title premium and transfer tax fill automatically because they are set by the filed rate schedule and by statute, not by us. Estimate only. Excludes lender fees, escrows and prepaids, homeowner’s insurance, inspections, and real estate tax prorations. The title premium shown is the filed all-inclusive sale rate for owner’s coverage; the final premium is determined by the TIRBOP Rate Manual, the commitment, and endorsements. Transfer tax rates are unofficial; confirm before relying on them.

Closing cost questions

What does title insurance cost in Pennsylvania?

Rates are filed and regulated (TIRBOP), and the sale rate is generally all-inclusive of the search, examination, and settlement service. It is a one-time premium paid at closing; a $250,000 purchase runs approximately $1,880.

What is the biggest closing cost in PA?

Usually the transfer tax. Most municipalities total 2% of the sale price, customarily split between buyer and seller; Pittsburgh totals 5%. See rates by municipality.

Why is nothing here about lender fees and escrows?

Those come from your lender and vary by loan program; your Loan Estimate covers them. This tool estimates the title and settlement side, the part we handle.
